Customer and Customer employees (collectively, the “Members”) will work jointly with Company to provide a safe and delightful community experience at the Company’s “powered by” facilities (aka “Home Lab by LabFellows” aka the “Innovation Center”) as hereinafter defined:
- MEMBERSHIP ACCESS CONTROL
All Membership keycards must be used to scan in for access or handed to the Reception to gain entry to the Innovation Center’s office and lab spaces or on display when sitting in the lounge area(s). Where any Member allows his or her card to be used by a non-member without prior notification to the Company staff, such non-member shall be removed from the Innovation Center and the Member whose keycard was used may face suspension or termination of their own Membership. Please notify Company immediately if your Membership keycard is lost or stolen. Member shall pay the cost of $50 for any replacement keycard.
As part of our Community and EH&S requirements, all equipment, materials, and 3rd party services brought and/or performed in the Innovation Center must be procured through LabFellows’ platform. Exception may be made on a case-by-case basis, typically during initial move-in and exit with prior approval by Company. Our goal is to ensure safety of our Community, sustainability of the Innovation Center, and interoperability with the LabFellows technology platform. There are many Community standard operating procedures, guidelines, and policies for specific scenarios. And our HomeLab staff will share and guide you through them as these scenarios come up. Meanwhile, here are just a few:
- COMMON SPACE:
Common spaces are to be enjoyed by all our Members and guests unless otherwise instructed by us, and are for temporary use and not as a place for continuous, everyday work.

Members are permitted to bring up to six (6) guests with them to the Innovation Center for scheduled meetings within the conference rooms or meeting pods, but may not spend extended periods of time utilizing the Innovation Center. A Member’s guests may not enter the Innovation Center without that Member being present. Members may not be separated from their guests within the Innovation Center or allow their guests to remain in the Innovation Center when they leave. Members are responsible for ensuring their guests follow all Innovation Center policies, and can face suspension or termination of membership if their guests violate these policies. The outside deck is for the exclusive use of Members only, unless the Member has the Company has approved in writing a specific event in advance, in which case guests may use the outside deck only for the limited duration of that event.
The Innovation Center is set up to foster a non-corporate atmosphere yet professional environment. To preserve this professional environment, neither post workout sweaty gym clothes nor working all day in gym clothes is allowed. Sports team clothing/general sloppiness will not be permitted. While in the lab spaces, your legs and feet must be completely covered. Wear full-length pants, or equivalent, and closed toe/heel shoes at all times. All appropriate Personal Protective Equipment (PP&E) must also be worn at all times.
Members and their guests must not approach, disturb, or solicit others with whom they are not personally acquainted. Doing so may lead to suspension or termination of Membership. Any ‘pitching of services’ or trying to raise capital or investment from within Innovation Center is not permitted, unless done so for a specific event or informational offering. No ‘cold calling’ on Innovation Center Members shall be permitted. Member acknowledges that it has no expectation of privacy with respect to the Company’s internet connection, networks, telecommunications systems or information processing systems (including, without limitation, stored computer files, email messages, and voice messages), and that your activity and any files or messages on or using any of those systems may be monitored at any time without notice, including for security reasons and to ensure compliance with the Company’s policies.
- MOBILE PHONES:
To protect the relaxed atmosphere with the Innovation Center, Members may not take or make phone calls and phones should be in silent mode while in the Innovation Center unless in a closed office, conference room, or the many designated phone booths. Please ensure that your guests adhere to our strict phone policy.
- AUDIO/VIDEO SOUND:
Movies, videos, songs, internet calls, presentations and all other audio must only be played through headphones and should not be audible to any other Member or guest present. Internet calls may only take place in designated phone booth areas.
- PRESS/SOCIAL MEDIA:
Members or guests may not photograph anyone in the Innovation Center or post any photos or images within the Innovation Center on social media. Members will be held accountable if they or their guests disclose or identify any other Members or guests who are in the Innovation Center in the public domain, whether in any press or social media including Facebook, Twitter, LinkedIn, and on personal blogs. Similarly, Members and their guests must refrain from identifying or describing any private hire or Member event occurring at the Innovation Center.
- ILLEGAL DRUGS/SUBSTANCES:
No Member or guest of a member shall purchase, use, ingest, possess, or distribute illegal drugs or other substances or attempt to do any of the same while in Innovation Center or in the immediate vicinity of campus. If any of the actions above prove true, the relevant Member will be removed from the Innovation Center and the membership in question will be terminated. Further, enjoyment of alcohol must be done so in a responsible and personally well managed level. In the event a Member exhibits irresponsible behavior, immediate termination of the membership will occur.
- DESK/BENCH CLEANLINESS:
Member agrees to keep their work areas and all common areas clean and tidy. Member acknowledges that Innovation Center is a community in which all Members rely on one another to keep it as nice an environment as possible. If the hiring of more staff is required to clean up after Members, membership fees will increase. Member agrees to be courteous and conscious of all Members personal and physical space. Without limitation, it is expected that Members keep all work areas free from trash, debris and general clutter.

For share lab kneeholes, users may book reservations up to 1 week in advance.
If a Member is reported to repeatedly not pre-booking usage, keep their space unkept, unclean, and/or leave common spaces dirty after use, Member may face suspension or revocation of Membership.
- PRIVATE HIRE & MAINTENANCE:
The Innovation Center may at times close part of the premises to Members and their guests for private events or for necessary maintenance, repair, or redecoration work. All Members must honor and respect the privacy of all private events occurring in the Innovation Center and refrain from communicating any information about any event to third parties in any medium. Where all or part of the Innovation Center is closed for maintenance, report, or redecoration work, or where the Company may need to withdraw facilities or Services because Company considers that they may pose a risk to the health or safety of Members, guests, or staff, or that they are detrimental to the business, the Company will seek to ensure that any such area, facility or Service is reinstated as soon as reasonable.
No animals will be allowed in the Innovation Center except for service animals as permitted by law and such paperwork is provided and up to date.
- NON-SMOKING POLICY:
All Members and their guests are obligated to abide by the Innovation Center’s non-smoking policy in effect and to all applicable non-smoking government laws, rules, and regulations. No smoking is allowed inside the Innovation Center or immediately in front of the premises at any time. Further, if Members see another Member smoking on the outside deck or any portion of the Innovation Center, it is requested that they are reported to Innovation Center staff immediately.
- PROHIBITED CONDUCT:
No Member will: (i) perform any activity that is reasonably likely to be disruptive or dangerous to any other Member, employee, guest, or property, including without limitation the Innovation Center or premises; (ii) use the Services or Innovation Center to conduct or pursue any illegal activities or behavior or actions which are generally regarded as offensive, or to disturb, annoy, endanger, or interfere with other occupants of the Innovation Center or the campus; (iii) attach or affix any items to the walls, or install antennas or telecommunication lines or devices in the Innovation Center or campus or bring any additional furniture into the Innovation Studio or premises, in each case without prior written consent ; (iv) misrepresent himself or herself to the Innovation Center or its community; (v) take or copy information belonging to other Members or guests; (vi) use the name of Innovation Center or any other trademarks, service marks, names, logos, or other identifiers, or use pictures or illustrations of any portion of the Innovation Center in any advertising, publicity, or other purpose, without prior consent; (vii) make any copies of any keys or other means of entry to the Innovation Center or campus or lend, share, or transfer any keys or keycards to any third party, unless authorized by Company in advance; or (viii) allow any guest(s) to enter the Innovation Studio or campus who does not comply with the Company’s internal check-in policy.
- DISCIPLINARY PROCEDURE:
Conduct by a Member or guest that is prejudicial to the reputation and character of the Innovation Center may result in suspension or expulsion of such Member or guest. Such conduct may include violent or abusive behavior or the communication of information concerning the Innovation Center, its Members or their guests in the premises to the media. An expelled Member may not return to the Innovation Center as a guest. A refund of the expelled Member’s subscription Services will be at the discretion of the Company. Any Member or Members who willfully remove, damage, or destroy any property belonging to the Innovation Center or to its Members or guests on the premises will be personally liable to expulsion and/or suspension and/or termination of their Membership. Members agree to and fully understand that for security reasons, the Innovation Center may, but shall have no obligation to, regularly record the Innovation Studio via video surveillance and all Members consent to such recording. Every Member binds him/herself to abide by the rules, bylaws, and regulations of the Innovation Center at all times upon acceptance as a Member. If the Innovation Center considers that any Member’s (or their guests’) conduct either inside or outside of the Innovation Center premises is, at its absolute discretion, contrary to the interests of the Innovation Center, Company may expel the Member from the Innovation Center premises and/or suspend or terminate the Member’s membership without having to give any reason to such Member.
